The problem
Saudi property sites overwhelmingly sell the brokerage instead of the property. The homepage is a company profile; the listings sit three clicks deep behind a search form that does not work on a phone. Meanwhile the buyer is on a phone, at night, comparing four properties in WhatsApp screenshots. The gap between how the site is built and how the purchase actually happens is where the lead is lost.
Strategy
Invert the hierarchy. Listings become the homepage. The brokerage's credibility is carried by how well the listings are presented rather than by a paragraph about twenty years of experience. Every listing carries a direct WhatsApp route to the agent responsible for it, with the property reference pre-filled — because that message is the actual conversion event, not a form submission.
UX
Search is a four-field bar — type, district, bedrooms, budget — sitting directly under the headline rather than three clicks in. Below it, a chip row filters the listing grid instantly in the browser with no page reload. Every property card carries exactly the four facts that decide a shortlist: type, price in Saudi Riyal, bedrooms and area. Nothing else competes for attention, and each card ends with a WhatsApp button that opens a message with the property reference already written.
Visual direction
Architectural restraint: a deep ink palette, generous white space, and photography given full bleed so the property carries the page. Typography does the branding work — a single confident type scale in both scripts, with the Arabic set in IBM Plex Sans Arabic at a larger optical size and looser leading than a naive translation would use.
Development
Listings live in the markup with data attributes, and filtering runs client-side — no database round trip, no loading spinner, and the page works with JavaScript disabled because every listing is already in the HTML. Layout is built entirely on CSS logical properties, so the Arabic version mirrors correctly rather than being flipped and patched. In a client build this is where the listing feed, RealEstateListing structured data and image pipeline are connected; the template ships with the structure ready for them.
Outcome
The published demo loads in 126 KB over seven requests in English and 234 KB over ten in Arabic, the difference being the Arabic typeface. Both language versions are complete and independently readable. This is a YETREMA original: it is the starting point we hand a brokerage on day one of a project, not a case study about a client.
